Real estate purchase and financing
Real estate law is one of the central areas of our notarial work. Our aim is to fairly balance the interests of buyers and sellers. We ensure a balanced contract design and, after notarization, obtain the necessary documents from authorities, courts, and credit institutions to execute the contract. We ensure that the seller only receives his money when the buyer acquires unencumbered ownership.
In exceptional cases, such as the acquisition of a heritable building right or the sale as part of a forced sale, considerable adjustments are sometimes necessary, which we formulate. For example, we advise you on whether settlement via a notary escrow account is sensible and legally possible.
Land charge and mortgage
Loans finance many real estate purchases. Credit institutions generally demand liens on property as security in order to carry out foreclosure or forced administration in the event of payment difficulties. In addition, they often demand collateral on other assets, which are secured by notarial deeds as enforcement titles. Here, too, careful and precise processing is required, which we take care of.
If required, we can also draw up ranking certificates that enable the loan to be paid out quickly without waiting to enter the land register.
